I'm curious, how do you know 100% that the person you see from your search, is one in the same? You have no Birthday or SSN to even be sure it's the same person. 

It's tactics like this that causes landlords to get a bad rep. Respond this person and if you have a strong application process. You will have nothing to worry about.

Very reasonable and does great work. We just had a roof replaced and he's getting ready to do a rubber roof for us.

Jr thanks for posting! I own property in Hagerstown, we pay the full take Bill. Unlike owner occupied that gets Homestead tax credit and a number of other credits.

Matthew, you'r right, rent will increase.

Lance & Natalie, Thank you both for your advise. I have some things to think about.

My biggest issue is finding someone that really knows Maryland State Tax laws for LLC.

Hi, I currently have a CPA that does our personal and LLC tax returns. I'm looking for a new one with more investor knowledge and more up to date on State & Federal Tax laws.

I live in PG County Maryland and have property in Washington County Maryland. We would like someone that will engage with us and help advise us on our current and future plans. Look forward to hearing from you.

I know you don't want to be like this but as soon as they are late on rent, you file with district court. 

From what you are saying, no you're not wrong.

Get a good lawyer and file with the court. She not going to make this easy for you.

We used Legal Zoom to setup and their Registered agent service. We used a UPS box as our LLC business address.

My advise is to never use your home address for your business.

We're needing some recommendations for good contractors in Hagerstown. Our up coming project is a duplex build in 1913 with plaster walls and ceilings that have water damage. This is a total rehab, any info is appreciated.

Hi Craig, 

If this is for long term investing and you're not going to sell anytime soon. I would go with the 25% down for 15 years. You will pay more per month now but you will save "Thousands" of dollars at the end of the loan. Even the 20% down & 15 year mortgage will be a lot better than a 30 year. 

You are looking at paying an extra $60,000 just in interest for a 30 year loan. That extra money is better in your pockets and not the banks.
