@Ishmael Johnson We'll there is the first problem, HORDING! Your lease should state that the unit is to be kept in a clean and sanitary condition. It clearly isn't and it's time to move them out. Once they are gone, repaint and try to get a higher monthly rent and better tenants.

@Wesley W. Tell the tenant the rent is increasing period! If they don't like it, please provide your move out date.

We have a tenant that move in September 15, 2020 and by January 2021 we had 95 back and forth emails. We're not renewing her lease and she is moving out at the end of August. Good luck!

@Merritt S. AMEN!!! The very first thought that came to me was section 8 housing. I have never been a "Housing Provider" and do not plan to be one.

@Sonny Kumbani Yes, I have been looking at them. They look and sound great but they don't have an app for either tenant or landlord.

I've used Cozy app for a number of years for our rentals. I setup a personal Cozy account for our home house hacking. This month Apartments.com switched us over to their platform. Here are the problems:

1. You no longer have an app to use on the landlord side.

2. Your ACH payments can take up to 5 days to deposit into your account.

3. Everything you need to do now requires going through a web browser.

I'm looking for a new service that is very similar to Cozy and has an app, plus be able to get ACH rental payments in 3 days or less.

Any suggestions? Thanks!

@Tim Richter 1st get rid of the tenant. 2nd check local laws, you may be able to have tenants pay for extermination. 3. If you legally can, put it in the lease for the new tenant.

Our leases state tenant is responsible for any and all extermination expenses. Good luck.

@Tavon Joseph Don't believe everything a real estate agent tells you. You'll want to start with a local bank or credit union. They'll be the one's to tell you the best way forward. If no luck with them, you can try hard money. Good luck.

@Stephen Bradford I'm sorry to disagree with you but no you don't have the right to know who owns the property. That's the reason why the PM is there.

Not even the county tax records will give you any information to go on for our properties.

@Alec Weissgerber First your PM doesn't know how to handle credit card disputes. They need to fight the charge back as it's past the 6 months charge back limit.

Under no circumstances pay them one penny.
