@Tony Guardado We use GiftCardMall.com or just GiftCard.com, you can upload your own image or use a stock one.

We use a third party service to create the gift cards and holiday cards. We sign it from our company and they mail each card to our tenants.

This way we are keeping our distance but still saying thanks.

@David Eyal - Hopefully you have a good solid lease. We had a tenant who hit her wife and we gave notice of Breach of Lease. Our lawyer stated the following: Section XX of the Lease prohibits criminal activity so ideally that would have been included in the Notice to Quit.

We also included: ii. disturb, annoy, endanger, or interfere with other occupants of the Premises (including any members of the Tenant’s household or their invitees or guests);
v. create a nuisance by annoying, disturbing, inconveniencing, or interfering with the quiet enjoyment and peace and quiet of any other occupant of the Premises or nearby resident.

You need to make sure you are covered in your lease. Maybe have a lawyer review your current lease to let you know what needs to be improved. It could be $300 or $400 well spent. But in the long run could saves you thousands and a lot of headaches.

@David Eyal You need to lay down the law with her. Send an email and a certified letter, clearly stating that her behavior is not acceptable and it will not be tolerated! If it happens again, you will receive your notice for breach of lease with 30 days to vacate. If you need, get a lawyer and explain it to him/her. They can write a letter to your tenant.

Either way, you have to do this because if you don't, she and other tenants will walk all over you.

@Stefan D. Maps are not always updated to the latest version. Call the zoning department and ask them what that area zoning is. Always remember, get the information straight from the horses mouth. Good luck!

@James Melby The inventory is tight in Hagerstown at the moment but that only means you can charge higher rent. If you are thinking about a single family home, Google Maryland first time home buyer. There are a few programs that can help with down payment, 5% down and some grant money.

If you feel adventurous, you can try to get a over/under duplex. https://www.realtor.com/reales...

Like this one, you would live on the first floor and rent the 2nd floor for $1100 or more a month. That would just about cover your mortgage.

I would check with some local banks, Middletown Valley Bank is really good. Good luck

First thing, Zelle is not meant for rent payment collections. Shut it down before it causes you more problems. Than find an online platform to collect rent. We're not fans of Avail.co but they do allow you to force full payments only. Innago has more controls over payments. You can even turn the payment option off on a tenant.

November is over and if you are going to move forward with eviction, DO NOT accept any more payments from the tenant. File for the rest of Novembers rent and now for Decembers rent.

@Arian Mustafa What I'm hearing is "Cry me a river"! Get a lawyer and start the eviction process. This will not change in the future with her. Good luck!

They are trying to get you to agree so the prices doesn't go higher. If your market is HOT, I'd tell them, Thanks for your offer but we will make our decision Monday after all Highest & Best offers are submitted. Don't get pressured into selling. Good Luck!
