@Ethan Neumann Ahh!  I've been watching his Youtube content and a wholesaler I spoke to highly recommended his mentorship course.  I haven't done a deal yet thru wholesaling, but should I wait?  The wholesaler I spoke with said that he was able to convert many more leads after going thru the course... and my mind exploded.

@William Linhardt Batchskiptracing is good, but I like Skipmatrix for skiptracing.  They also give you info on relatives and other contacts.  If you are limited on funds, use Truepeoplesearch.com to manually skiptrace.

@Ethan Neumann - nice!  Where did you learn about creative financing?  I read Brandon Turner's book last year, but I think there's a lot of nuance and skill to navigating a seller to be open to creative financing.

I'd recommend searching Facebook for local real estate investing groups.  Wholesalers are usually pretty active there and always looking to add to their cash buyer lists!

I've been cold calling for past 3 months, but agree with @Duane Alexander and @Bryant Brislin.  There's so many variables, but picking the right market and selecting a marketing approach that is effective for that particular market and that you can execute on consistently is the key to success.  It definitely takes time (and many times people don't post how many months it took to start getting deals), but keep on learning and growing!  There's great content on BP, but I've seen a lot of good content on Youtube and FB.

@Peter Mckernan Not really. My coaching/feedback more has been around active listening and mirroring. Her accent is minimal and she's very sweet on the phone. I use Calltools and it's been helpful to listen to recorded calls. My VA has been appreciative that I take the time to huddle with her to understand her concerns and to provide feedback as well.

@Yasmone Watkins She's great! Since I'm new to cold calling, I meet with her on a weekly basis to get feedback on autodialer settings, scripts, etc. Recently, I've been reviewing recorded calls and providing some feedback/coaching. This has been helpful for me to learn, but also necessary given the price point of the VA.

My VA is calling from 9-11, but thinking to switch to 4-6 and see how the numbers do.

@Craig Brandt I just got started on cold calling 2 weeks ago, so it's helpful to see your experience.  So far, my contact rate is 15% and 3% become leads.  Since it's a numbers game, I'm looking at calling at a different time and possibly focus more on a specific county/area that has been less marketed.
