I'm excited to be currently renovating my first rental property!  Apart from painting, replacing toilets, etc (and also addressing mold issues), the general contractor is also adding a wall to make the property a 3/2 again (prior owner took down a wall to make it a 2/2).  What documentation do I need from the general contractor to differentiate things that can depreciated vs. deducted?  I'm looking to meet with a CPA, but that's likely after the renovation is completed.  Thanks!

I'm working with a VA in the Philippines directly and I pay for her VPN and for the dialer. It's needed for her to do some manual one off skiptracing thru Truepeoplesearch, etc. From other posts that I've seen, I think that's standard. You shouldn't need to cover anything else. Hope this helps!

I've only been cold calling for 4 months, but I encountered the same issue.  I was using Calltools as my dialer and changing numbers every month, but the number still came up as Spam Likely when I called myself.  I think it's a function on the volume of calls coming from the number.  So I'm transitioning to less mass marketing and focusing on niche lists and hand dialing.

@Austin Bright I'm still learning in the DFW area, but there are Youtube videos on how to use Listsource to search for the "hot" zip codes in a particular market.  I also cross referenced the cash sales to the population to get a better sense of how active a zip code was.  CC Garland has a great video on "qualifying" zip codes.  Hope this helps!

@Ryan Herting Rich Dad Poor Dad brought me into REI. Completely agree that I need to change my mindset and thinking when approaching situations!

I've read Brandon Turner's book,The Book on Investing in Real Estate with No (and Low) Money Down, but looking for recommendations on further training, courses, etc to learn more about creative financing.  I've watched some Youtube videos and read some articles on seller financing and sub-to, but I'm sure there's a lot of nuance to these strategies.  Thank you!

@Yasmone Watkins Thanks for asking. We've had some leads, but no deals. After 3 months of calling, I took a step back and reviewed my KPI and while the connection rate was ok at 8%, my lead rate was low. The sellers on the list we were calling were simply not motivated enough, so I've pulled some lists from the county - tax delinquency and code violation. My VA has helped in scrubbing the data to find the owners, etc. Next week, we'll restart marketing and see what happens!
