Hi BP community!  I'm just getting started with direct mail marketing and cold calling.  I just hired a virtual assistant to do the cold calling to motivated sellers.  Any guidance on how much bonus to give if a deal comes thru as a result of cold calling?  Did some research online and saw one wholesaler offers 1 month salary, but would appreciate any advice!

@Hayden Lyon  Congrats on your success especially in 2020 and in this market!  It has been a challenge to find a deal and kudos to you for thinking differently.  I read @Anson Young's book on Finding and Funding Great Deals (great book BTW for a newbie like me) and now my agent and I are gearing up to do direct mail marketing in 2021.  Agree with @Alex Grosvenor, your network is your net worth, so happy to connect and chat!

Hi BP community,

I've been learning about direct mail marketing from all the fantastic content on BP and received some great guidance from a few investors.  While direct mail is something that require close monitoring, iteration and systems to manage, I wanted to ask:  What has worked well for direct mail marketing specifically in DFW and what should be avoided?   Thanks in advance for your help!

We opened a HELOC thru US Bank two months ago, but I'm not sure what the situation is now. Other big banks were not issuing any HELOCs at the time, but I didn't scope out local institutions in San Francisco. Good luck!

@Brian Garlington Ok, ok. Thanks for the call out - I'll revise to looking for SFR in DFW area and closets in the Bay Area.  lol.  The CEO/wife said to not limit our options.  :)

@Annie Dickerson Thanks for your coaching questions. Our thinking was to start with SFR first and to learn. Hopefully, we can move into small multifamily over time. Our goal is to have passive income to cover half of our monthly expenses in 10 years. I like to be very involved in projects and I've made some big changes in my professional life to allow for more time and focus for this journey! BTW really admire your work in REI - congrats on your success!
