Termite Insurance - yes or no?

I live in the Nashville area and I am a new RE investor (mainly buy & hold/rent). As a home owner in the south, we have always heard - "it's not IF you will get termites, it is WHEN you will have them". So as I do analysis for new rental properties to purchase, I include termite insurance in my analysis which on average is ~$23/month (of course dependent upon property size, etc.). This ranges from 1-2% of actual rental revenue and DOES impact my cash flow....

Do you also include this insurance or do you simply take the risk??
