@Sharad M. Yes! EAST Chicago IN. I have to make that distinction. So I'm apprehensive about buying tenanted properties. (keep in mind I've never bought ANY properties)

 Do you ask for proof that they have been paying? On the chance that we are talking about the same property how much do you estimate repairs would have been or do you only make minimal repairs when there are tenants there? 

@Angela Henderson this is the best thing. Lots of people are actually giving value back to the community in this way. I hope to be able to buy a property one day rehab it and donate it to a family in need. 

It only helps the community when we fix it up and provide decent housing for people.

@Sharad M. that doesn't sound too bad. I just passed on a wholesaler deal in Chicago indiana, it was a triplex with all units occupied. Income seemed GREAT but the house was in disrepair and I didn't think I could manage it from NY factoring in air fair if I ever had to be there. Now I'm focused on Philadelphia. 

Is it a No no to buy tenanted properties?

I like gas too. Oil can be a monster in the dead of winter.

@Steuart Wright $1200 a month! is that typical? What are you netting after all expenses? Sewer? Snow removal? Garbage fees? Do these apply and eat away at your income?

@Sharad M. I haven't really seen too many people discussing the cost to heating a single family rental located in Indiana. What has your experience been with heating and are they oil or gas? 

@Patrick Ryan thanks for the tip! What's real estate besides a risk. Another issue is property tax. I wonder where these scoops are I can google it. also so many articles talk about the money poured into Camden for years and nothing happened. Are you involved in move in ready rehabs? I need a team of experienced Camden contractors in place before I hop out there. Any contractors in Camden that can walk through a $25k property with me?
