@Lisa Phillips love the encoursgement. I am closing in two weeks on my first property. My in laws are freaking out on my husband and begging us "not to do this" encouraging us to invest in REITS instead. It's amazing because if we had spend the money on a wedding they wouldn't say a thing. They would be ready to take the next flight. Somehow spending the money on a house is reckless????

Hey everyone,

I'm looking for recommendations for some good general contractors that members have worked with in the past that serve the York area. I have a single family home that will need some repairs and I also plan to do some upgrading in the bathroom and on the windows. I'd love to get some contacts and start building a relationship immediately. If they are used to working with out of state investors that is a plus. I already have a list of items to be repaired from plumbing to upgrading outlets. Minor stuff but a laundry list no doubt.

@Mike Cumbie Thank you Mike! What I'm hearing is that the dual agent relationship doesn't have to be a deal breaker, but that Broker fee seems quite high on such a cheap property.

@Tony Otis Oh wow this is where I am now. The contract states she is a dual broker and her fee is $3,000 on a $45,000 house plus $295. Am I in obvious danger if I move forward with her anyway knowing she's representing the seller. Did you wind up finder your own representation? Please let me know if you can.

@Jacob Bindler I like a property and the Broker sent over her DUAL representation contract. She is asking $3,000 and $295 broker fee on a $45,000 house plus have us sign on with only her until November. I haven't signed anything yet. Will it be cheaper if I get my own representation that is actually working in MY best interest and not the seller?

@Kate Hall  I think so. would you consider $2,600 A year high for a 5 bedroom townhouse in west york? the numbers on a particular house still work but wondering if there are opportunities for taxes in the $1,000 range that are still nice neighborhoods.

How difficult is it to transfer the section 8 over to your name once you purchase the property? Wondering if there is a delay in the rent once things switched over? If anyone has steps they can share that's great too! @Joe Scaparra @Eddie T.

@Kate Hall Hey Kate! Do you find the property taxes are high in York? 

@Kyle J. @David Krulac you gentlemen are amazing! I hope this helps someone else! If you get the property taxes back at the end of the year why do people care so much how much the taxes are? This could work for me! A million thanks! 

I am considering buying a section 8 rental property with a tenant in place. The location is York, PA and the property taxes are rather high, $3,000 per year. In reviewing the section 8 requirements there is a one sentence statement that reads, "The property taxes for the unit cannot be in Tax Claim."

No further explanation provided and very little to no info online. I was banking on being able to deduct property taxes. If it cannot be done it's a deal breaker on section 8 specifically.

Wondering if anyone is successfully writing off their property taxes both for section 8 and non section 8 rentals.

I've been looking everywhere for info on this to no avail.
