@Tyler Ansell I like it. As a firefighter myself we have been in many of the homes in our "first due" which is why I really like investing in the area I work even though I live in a different city. Great value to driving the neighborhoods and talking to people, you never know who you'll come across that knows of a property being sold in the area. Thanks for sharing!

@Calvin Kwan if this is a rental go paneled sliders. Cheaper, and if the mirror breaks and someone cuts themselves you have additional problems. No advantage to putting mirrored doors in and too many cons.

@Brandon Monaghan do your research and buy right. Find markets that show steady returns over time and don't suffer the extremes like we do on the west coast.

Gary Miller There is no reason to pay more experienced investors, but as you mentioned each side will bring value to the team, and the strength is in your team. My partner in Indy has mobile home parks in 5 different states with many in the pipeline to purchase. Happy to connect you. @Claudia B. are you investing in a joint venture deal with a local investor? There are many items to consider. What are the details of the agreement? How much control do you have in the deal, or do you want any? What are the exit strategies? Does everyone bring something tangible to the partnership?

@Casanova Brooks if I'm following you correctly, you are asking if you can refi after rehabbing your second property? You can do this, typically a lender will require a seasoning period which is commonly 6 months. If you have rehabbed the property and added value then you will go off the new appraisal with cash out refi usually loaning 70-75% of the appraised value. Prepare yourself to have the appraised value lower than a purchase appraisal, this happens to me all the time!

@Jo Lynn Tan welcome to the site. Indianapolis is a solid investment market to target. As you mentioned Kansas City and several cities in Alabama provide investment opportunities as well. Finding a trustworthy team, who's focus is transparency and has the investors best interest in mind should be your primary focus as this alone will make or break your out of country investment experience. Stay away from the $30-50K purchase price for turnkey in these areas! Happy to provide more information if needed.
