If you know and understand mobile home park investing I feel like you're going in reverse with flips. The upside and cash generation of MHP's is unmatched at this time. I know they are time intensive but if you have drive, and certainly you do, you can partner with great ground partners to add value. Happy to assist in any way I can. Great job and inspiring story!

Is this a home that can be moved out of a park? If so, reach out to park owners in the area to see if they'll pay you cash to move the home to their park.

I agree with @Brenden Mitchum here. This is not even close to deal and honestly, even if it was close on the numbers, this asset class is tough for first timers and out of state buyers. We have a strict three page due diligence list on each acquisition and we own parks that are within a maximum of 5 hours drive time for my park managers. I'm happy to share any info you may need to continue your homework on these investments if you like.

@Frank Rolfe hit the nail on the head here. Run from this park! I would spend some time on learning how to properly analyze mobile home parks and that will help in providing more clarity on your next opportunity.
