Robert you are absolutely correct that you can increase your total doors by buying out of state but the appreciation will be had in a value add scenario. A 10% return is attainable, and your strategy should depend on your long term goals. Finding the right partners, who have your best interests at heart will be paramount.

@Robin Cornacchio great job with self directing your IRA funds! Many investors don't realize this can be done. I just filmed an episode with a local IRA expert on this topic, it's a great way to control your own funds. With $40,000 to invest, just make sure you completely vet anyone that is seeking to assist, too many investors get taken advantage in today's world! If your looking for a passive investment a syndicated fund may be a good option. I blogged about my thoughts on this type of investment recently.

@Shaun Sullivan obviously I don't know your market but here in Oregon I absolutely thrive on the rural areas. Less competition, bigger spreads, and more opportunities. All this requires a diligent amount of homework on the area, and buying right! I've stated the obvious I know, so hit the streets and start learning the outskirts, you may be surprised at how profitable they can be. Best of luck!

@Ben McMahon in my flip business I try and maintain a rounded wheel approach. I want my business and money constantly turning over with profits and the business rolling along. If I have a couple longer rehab projects I may look to wholesale a few deals to keep the money turning and the business moving.

@Edrin Shamtob investing out of state can be successful but there are pitfalls to be aware of. Educate yourself of the different avenues, determine your investment goals, and look for proven, viable, trustworthy and transparent teams. That's the beginning and too much to get into a single post. There are some shady business operators out there so make sure you vet everything and everyone. Turnkey investing, Fix and Flip, syndicates, etc., many different opportunities to get involved. Happy to assist if you need further detail.
