I revently say a video about a woman who built a tiny Lord of the Rings inspired hobbit hole BNB and did a little digging. She rents it at around $300 a night and has it almost completly book for the next year.

What are the legal ramifications of doing something like this? If your not selling any physical products and only renting out a space that has been decorated to resemble the set of a popular movie do you have to wory about any intilectual property lawsuits?

I just had my latest deal fall through and there are no more houses that I can afford in my target area. Im looking into other markets since I am going to eventially need to start buying several houses per year if I'm going to meet my goal of six figure passive income by 2027.

What do you do when you are out of money to invest or have no other deals to pursue?

Do you seal laminate floors in your rentals?

I placed a bid on a house today that has some relatively new laminate flooring. There are even a few left over boxes of laminate in the laundry room. Unfortunately it looks like someone wet mopped the floor and the edges of the laminate appear to have swelled slightly. I'm considering sealing it but I've read some blogs that say it will just fade and flake off.

In at least 2 of the rooms it appears to be painted underneath.

@Account Closed That was my first thought when I first looked up the setup and cleaning of a sprayer then I watched a guy paint a room in 12 minutes. It would take me hours to paint one room by hand. The floors aren't a problem because the carpets are all coming out and you don't have to mask ceilings just take a piece of cardboard and place it at the edge and follow along as you spray.Windows arent a big deal either there are only 4 of them and I plan to paint around them by hand and then mask. The hallway I will paint by hand because it has so many doorways there wont be any point to using a sprayer.

I've never used this type of sprayer but I have a lot of experience with airbrushes and spray paint. I know I wont be able to do it as fast as 12 minutes but I will be a heck of a lot faster than rolling and I will only have to clean the sprayer twice if I prep everything ahead of time. Once when I change colors and once when Im done.

A house I will likely be placing a bid on Monday has ugly torn wallpaper which will need to be removed.   I have experience removing wallpaper with a wet sponge and scraper as a kid and it was a nightmare. I will be purchasing a wallpaper steamer to make the job easier. Any advice on how to make the removal easier would be helpful. 

After the wallpaper is removed how do I prepare the walls for paint? The walls are textured and painted underneath and the wallpaper I did before was put directly on the gypsum boards which had to be finished before painting.

Another question I have access to an airless paint sprayer. Its almost 20 years old but has never been used. What are the chances it is still usable? What is the best paint to use with it? My paint options are limited. I only have a Home Depot, a Walmart and A True Value to purchase paint from locally. I would have to drive 2 hours to purchase paint anywhere else.

Well it doesn't sound as bad as I originally thought. I've got a friend who is an electrician who I might be able to talk into doing the work for some beers and pizza.

@Jeremy S. Im not sure When I went to the house earlier today I was mostly concerned with the cosmetic repairs that I knew I was going to have to make and I forgot to look at the outlets and breaker box.

I'm about to place an offer on a house  when my realtor tells me that the seller is concerned that the electrical may not be up to code and they do not want to pay to fix it. It is a single level 800 sq ft house 2 bed 1 bath built in 1960. How much of a nightmare is this? What might be required to bring it to code? What is the estimated cost?
