Movie themed BNB are they legal?

I revently say a video about a woman who built a tiny Lord of the Rings inspired hobbit hole BNB and did a little digging. She rents it at around $300 a night and has it almost completly book for the next year.

What are the legal ramifications of doing something like this? If your not selling any physical products and only renting out a space that has been decorated to resemble the set of a popular movie do you have to wory about any intilectual property lawsuits?
