I'm new to this world. I had my first tenant sign up for cozy last month.  On the 26th last month I received an email that the rent was coming due and that payments have been set up. A couple of days later I received an email that the payment was being processed.

This month I have received no such emails. Is this normal? I haven't mailed out any invoices because Cozy sends them and why waste my time and money but now I'm wondering that if somehow through some kind of computing error does Cozy not send invoices or process payments.  Rent is due on the 1st but not late til the 5th. I am going to start sending monthly invoices immediately.

Julia Shevchenko It was a fully built house I think it was 400sq ft built in Russia.

I've seen reports of companies claiming to be able to build 3d printed houses for $10k. I've contacted a couple of companies but haven't received any responses other than the automated responses. Does anyone know of any companies actually taking orders for 3d printed houses?

Just before Christmas I got a big promotion that came with a substantial raise. Counting the promotion I got earlier in the year and multiple raises my wages are now close to 40% more than what they were a year ago. I decided to spoil my nieces and nephews for the first time for Christmas. Then after Christmas I decided to splurge on myself a little. Not a lot I think I spent around $250 on some gadgets and collectables. I had not done that since before I went back to school 7 years ago. I now find myself tempted almost daily to buy something I dont really need. I even found myself thinking if I bought a bigger house I'd have room to put all the new things I suddenly find myself tempted to buy. I got interested in real estate as a passive money investment just over 6 months ago and already I find myself distracted by the I wants. This afternoon I stumbled upon something I wrote when I first started. It was something that was suggested by the author of one of the books I had read on real estate investing. I wish I could remember which book so I could give credit. It was a txt file I called "Why am I doing this". In it I wrote down my reasons for investing in real estate and my goals. I still have the I wants but I can weigh them against my goals and decide which ones I want more.

I am an electronics engineer full time who is just starting out as a real estate investor. I also work part time as an IHSS in home care provider.

I decided to go into real estate after I discovered I would have to work until I'm 70 while saving 40% of my paycheck in order to retire to the kind of life I want. I've got 1 rental property, and saving for my second.  I also have a YouTube channel called POVadventure that I started years ago as a hobby which is finally starting to build up steam.

I am always looking for new ideas.

My first tenant is coming up on the one month mark. I haven't been in the house or talked to my tenant since she moved in. I want to make sure she is taking care of my house and following my rules but I also don't want to be one of those landlords that is constantly bugging the tenants. We had one of those landlords when I was a kid and we moved out within a year. Of coarse I would mainly be looking for maintenance issues but also be on the look out for violations. How often do you do inspections?  What do you look for?

I purchased my first buy and hold in October.  I till have some documentation to gather before I make an appointment with my tax preparer but I am curious exactly what is tax deductible for this property.

Im going to assume the down payment is not tax deductible is not but what about points and closing costs?

How about Utilities, repair costs, transportation, marketing? Anything else I should look out for as a deduction?

Im not familiar with the rules of 1031 exchanges, Can you do a cashout refi and roll the money into another property?
