You all have very good points. The lock is only 2 years old and I can see damage to the door edge where they had forced the door open but I cant say for sure they did anything to the lock.

I had some tenants move out recently and the deadbolt on the front door is messed up. I replace the lock every time a tenant moves but I always save the locks to use later. The deadbolt looks fine but its very difficult to get the key in all the way and back out. Should I charge the cost of the deadbolt to the tenants deposit? Its part of a 2 door set with knob and deadbolt. Should I charge for the cost of the set or just the value of the deadbolt?

Update: We just found the contract between the previous owner, my friend, and his church. It states that the title was never in the previous owners name due to his failing health and he owed back taxes on it and that my friend was responsible for paying those taxes and transfering the title. The cost of those items was taken off the sale price of the house. As I understand it there was an agreement that one of the churches members would complete the transfer. I don't believe that was ever put in writing. I am meeting with my realtor this week for an unrelated manor and we will discuss what he should do now.

I am asking for a friend. I want to help he but he doesn't seem to want to help himself.

My friend who is disabled was gifted a trailer home by his church. The church purchased the home for him cleaned and painted the inside and built a wheelchair ramp for him. For the past 7 years my friend has paid an average $500 a month for space rent. My friend is moving in the next couple of month and was hoping to sell the trailer and go on a small vacation with the money.

He just found out that the person who was appointed to transfer the sale to my friends name never did and he even apparently lost the contract that he the church and the previous owner had made.  Not only was it not put in his name but apparently no one has paid taxes on it for at least 5 years and there may be registration fees. Supposedly a church member was paying taxes on it for the first couple of years. Since it was never transferred my friend never received a tax or registration bill.

My friends just wants to walk away from it but the trailer is now worth at least $10k and I believe what was done was criminal. In my eyes it amounts to grand theft at minimum. I told my friend he should tell the person to pay him the value of the property. This person is more than able to pay for it.

Well the manager claims that they sent a notice but we never received one.  Honestly we are planing on moving anyway. I have a house under contract but it has a long escrow. We don't close for another 70 days.

I live in a trailer park with my friend. My friend owns the trailer but rents the lot. We found out today that the trailer park is sending their grounds keeping to clean the lot of weeds. They will be charging $40 an hour for this. But we never received any notice and the rental agreement states that they have to give a 2 week notice and allow us the opportunity to do the work before they can send their own worker. I would do the work myself but I threw my back out recently and my friend is disabled.  My friend cannot afford to pay someone to do it. What can we do?

I have an applicant that wants to bring 4 pets to to my 1000 sq ft house.  1 medium, 1 small dogs and 2 cats. Its got a big yard but I am worried that it is too many pets for the size of the house. 

What are your limits?

I am thinking about purchasing this home. The only thing it is missing is a garage. It does have this huge finished covered parking which looks like it would make a nice garage. Do you think this can be converted into a garage without too much difficulty?

I started at 37. Im hoping to retire from my 9-5 by 45. I've gotten off to a slow start. I should have at least 2 rentals by now but it's taken several months to close on the second. I should close in the next couple of weeks. I could make about double the cash flow on this one compared to my first house or I could sell for around $20k profit. I haven't decided yet.
