I am looking for a title company that can handle title assignment for a California-based rental from a Solo 401k Trust to a Solo 401k LLC. My lender, NASB (which is a great lender for 401k or IRA financing) is ok with me transferring my rental into a solo 401k LLC for liability protection. But my original title company does not handle it so I am looking for recommendation.

Want to see if anyone has ideas on how to go about this situation. My friend partnered with another investor in a 50/50 deal where they invested into building a new property. Now the construction is almost done but the investor has gotten into some financial issues. He got creditors on his back and do not want the creditors to be able to get to his funds or try to make things more difficult to them. So the investor does not want to sell the property and refuse to sign document to sell if there is buyer. Any suggestion to my friend on how to not just wait the situation out?

We got a rental in modesto, California. Tenants called our property manager and reported that there are homeless staying in the empty lot, right next to our fence.  They built simple shading structure and go to bathroom right at the lot. Manager called sheriff and they said they cannot do anything cos it is a private property. Anyone has ideas on how to handle this situation?

In vumber, you have options to forward the call to another number or to a voice mailbox. For outgoing call, there is an app that you can ask your VA to install and they can make call from the app.
