Vacant Home Investing

BP,

I have been driving my areas in St. Augustine, Florida, and have built up a decent size database of vacant homes with their owners address. Does anyone have any experience with vacant home investing that could share some advice with me? I'm planning on sending the absentee owners a letter offering my services, but I'm not sure if there is a better strategy for vacant home investing.
