Send a cease and desist with a 3 day compliance mandate under penalty of notifying the tenant's renters policy insurer. The insurer will likely require the tenant to limit their liability exposure by getting rid of the hazard. As long as you require renters insurance that should do the trick.

@Bruce Kozak, You cannot get coverage for a loss that has already occurred. After a property has been vacant for 60 days certain perils are no longer covered even if there is a policy enforce most loses that occur as the result of neglect will be excluded.

It seems there are as many as 100 different credit scores. I would like to know my mortgage FICO without receiving and inquiry on my credit report. What is the best way to do this? I have a couple of credit cards that show me different scores. My USAA credit monitoring service shows me the same VantageScore 3.0 score as Credit Karma. All the account activity on USAA and Credit Karma is accurate and up to date, can I trust this score?  I've rented all my life never been even a day late. Any direction is appreciated.

If its a 1-4 units you you should shop with general lines brokers. if the property is more than 4 units has office space, storage units, or other business operations on site you'll ant to talk with brokers that write commercial policies. When calling a broker you can ask "do you insure commercial properties?"

if you get an HO-8 know and understand what it can and cannot do and make sure that when you're shopping you're comparing i to other HO-8 policies to keep things apples to apples.

@Hae-Yuan Chang Sounds like you may be being quoted on an HO-8 Policy that's going to offer significantly less coverage than say and HO-2 (named peril only for buildings and contents), HO-3 (most homeowner policies are HO-3), or HO-5 ( policy provides the most coverage open peril for dwelling and contents). An HO-8 is highly restrictive on what is and is not covered and is written on a stated or agreed value like you would have on a very old property that you could buy for much much less than you could build. (think about a 5000 sq.ft. 3 story antebellum mansion) Normally HO-8's are written on homes that don't qualify for other types of homeowner policies.

Thanks @Mark Vejnar , I could probably benefit from using a copywriter I didn't use one this go around. I sorta leaned on my gut instincts and associative knowledge I've picked up from sales books, BiggerPockets.com and the various podcasts I've listened to. We shall see how foolhearty that decision was, haha.
