@Jorge LancerioAn insurance broker may not give you a better deal for insuring multiple polices with him (rebating is illegal), though some companies may give different discounts for having multiple various policies with them.

property insurance in LA is much much more expensive than in other states. There are options depending on if the building is owner occupied or not and if not what type of coverage the insured has on his primary residence as well as where its located. 

A non-owner occupied insured will need at minimum a DP policy that covers the building and likely a flood ploicy in La. If the insured does not have sufficient personal liability insurance in excess of $300k and a $1 million dollar plus umbrella policy or if the insured lives in the property a more robust DP policy will be in order along with the umbrella and flood policies.

Individual HO-4 policies will be needed for each tenant but that is the responsibility of your tenants. 

You may do well to consult a reputable broker who writes for multiple insurers

Life insurance is about wealth managment. Term is best used to protect those who depend on us from the financial loss of our untimely passing. Term should be purchased by everyone when they are young and healthy, generally speaking this is when most of our wealth is POTENTIAL. Whole is best used to protect our less sophisticated hiers from tax attrition and inflation of an already accumulated sum. Whole should be purchased by insureds when they are planning their families legacy, generally speaking this is when our wealth is actual. A product that may be combined with whole life insurance as a tool of principal preservation that can potentially protect inheritors from their own unsophistication, is an annuity.

Good Evening Bigger Pockets!

My name is Eric Harris, and I've been lurking around your community for a few days now. I cannot begin to say how impressed I am with the depth of knowledge and helpful comradery I've seen here. What you all have here is truly amazing.

I was raised in Southern California's Inland Empire, and at the age of 20 years old in 2000 I had my my first and only false start in REI. (Thanks to the $1350 45 audio CDs and 3 workbooks of the Ron LeGrand Cashflow System) At that time I had been a cars sales person for all of two years and my primary obstacle was my presentation; at the age of twenty I looked sixteen, and I was still deficient of many soft skills needed to put the middle age homeowners that responded to my marketing at ease.

In 2006 I moved to San Antonio, Texas where my I currently reside with my wife and two small children. My next endeavor in Real Estate happened in 2007, when I was recruited to work for Sivage Homes as a builders sales representative. There I managed the building and sales of half of the 1st two phases of the Millers Ranch subdivision on the North East side of SA. 

Since 2010 I've been in the Insurance industry as a sales & insurance analyst, coach, and trainer. I'm ready to give REI a 2nd try and look forward to networking with this great community of passionate people. I found this site on a link from Lisa Philips' YouTube channel, since then I've made my way through several articles and about 20 of the podcasts. Again I cannot express how valuable of a resource this site is. On one hand I think if BP was around back in 2000 I might have stuck with it the 1st time, on the other hand I know I am more prepared to take advantage of my opportunities today.

I'm happy to help where I can, if you have questions about P&C insurance, I do sales, product, and process training for a top 5 insurance company; in addition to state exam training in TX as well as holding producer licences and appointments in California, Florida, New York, and Texas.
