Post: Tax Delinquent Lists Maryland (Anne Arundel)

@Emojevwe Sowho Most counties in Maryland post their tax delinquent list online during the years tax sale (as previously stated they are usually around June).

The list will usually stay posted on most counties websites until they are gone. I did a quick Google search for Anne Arundel County and noticed that the 2017 remaining list is up and updated on their website.

There are tons of people who have virtual wholesaled. Lots of people do it exclusively. If you listen to the Biggerpockets Podcasts, you will hear different individuals discuss it. If you get the resources in place and some boots on the ground, youll be off to a good start. You just have to put in the work upfront!

@Anson Young discusses it in podcast 34 some. He's a good resource, take a listen...Also could check out Chris Chico for good resources but you'll also be spending some money there (guru warning)

Either way, have fun, educate yourself, and keep driving forward!

@Brandon Richards Great story! Just curious, are all your houses purchased in your name or do you have an LLC? I see that you use your own Facebook page to show your rehabs which is great stuff for marketing.

@Jefferson Gan I can't give you any numbers unfortunately. We just started doing direct mailing this year and have only sent out one batch with REIPRO. We market here on Maryland's eastern shore and targeted a few counties out of state absentee's so our list was only a couple hundred. A handful did get returned.

I know its been a few months since the last post, but I wanted to jump in here and give my experience so far with REIPRO:

I use it everyday and believe its a great investment. I generate mailing lists, use the CRM portion and the other stuff on there.  My favorite part is the quick search portion. Whenever I come across a property I'm curious about, I quickly enter it in REIPRO and get a few details on it. I generally save a bunch of properties that look promising and move along. The ability to pull direct mail lists and see equity potential, mortgage, etc is nice. It also has deal analyzers for your properties.

Another cool thing is you can use their direct mail templates or upload your own templates. The system will take your saved list and auto fill in the property owners information on the letter and allow you to print all the letters after to mail. Basically makes it so you can generate 100's of yellow letters from your saved leads in one click.
