@Bryan Watkins as an agent that started at eXp part time in Florida, it’s absolutely the best model to get started in part time. You can get training, support, mentorship, etc all outside of regular work hours so that when you DO have to time time off from work or time away from family on the weekends it’s for actual appointments, showings, and real estate work! You get the exact same support in many different ways regardless of your productivity. Plus you’re assigned a local mentor!

No doubt it’s tough to get started in real estate part time and as a newbie, but totally possible with the right attitude!

I went a step further and created a course for our organization at eXp to help them go from day one to first closing as fast as possible. I did that because we all succeed together at this company.

@Bryan Montross This isn't the answer you're looking for but I feel compelled to provide input because I was in your shoes about a year ago.  I want to touch on two things: leads and flexibility.

You didn't mention anything about leads.  What most agents - including myself - don't realize is that no matter where you go (with some exceptions) you still are on your own to figure out how to get clients.  Do either of them provide that for those commission splits?  Because it can take either a lot of time (which as a part timer you don't have) or money to get leads.  As a part timer working toward full time, I'd never give up less than 60% commission when provided with a client.  And I wouldn't take less than 80% for clients I generate on my own. 

Flexibility is paramount as a part timer.  You have a lot of education yet to conquer and once you get going it's basically a full time job.  Where will you have the flexibility to train, get support, get mentorship, and collaborate outside of work hours so that when you ARE taking time off from work or time away from family, you're doing it for actually showings and appointments?  I've never once stepped foot in an office, I don't have time for that and frankly don't need to.  You want tons of resources at all times and an assigned mentor who makes themselves available as well!  

Just my 2 cents.  Another thing to consider as a part timer is whether you'll get the exact same support as everyone else.   Getting started as a part timer is no joke, but you can be successful anywhere with hustle, mentorship, and support!  Cheers and best of luck in your decision!

@Caleb Griffin So, I’m not sure any broker would want to take on that liability for you. Could be wrong though. There has to be some separation here between your representation as a licensee and as a wholesaler, unless you truly take ownership and then resell. Do you have a separately established wholesaling company?

Some will tell you that you can’t separate the two. But I’ve seen it work so I know it’s possible. I don’t wholesale but I know agents who do that are also licensed eXp agents.

@Joshua Shayefar so to be totally honest with you, being a part time agent with a full time job is like having TWO full time jobs.  But the exact reason I joined eXp was for this precise reason: to have the flexibility to train, get support, get mentorship, and work on real estate outside of my day job.  I wanted to make sure that if I was taking time off from work or time on weekends away from family (yes, you WILL have to do both), that that time was spent on actual showings, appointments.  

It took me about a year to get my business really going (despite a deployment), and now it's booming.  I'm partnered with a couple dozen mostly investor, part time agents, all over the country as well (including a part timer in the LA area you could chat with). We all help each other succeed, and provide and share resources to do that.  Happy to share how I've been able to scale a business and build a team as a part timer, and provide a behind the scenes look if that's helpful.

@Jason Clark and @Marian Huish right on!  The atmosphere of collaboration is incredible and is my favorite company core value.  

I will say, that as a newbie at eXp, there was SO much available training, tools, and avenues for support that it can be easy to get overwhelmed in all the possibilities. As I've grown a team across the US in just over a year I realized that there are plenty of agents who had the same struggles I had.  How do you get started part time? How do you generate high quality leads? How do you find all the resources and get to your first closing? How do you use your license to invest?  So as I've overcome challenges, I've documented how to do that and created content and courses to help agents be successful faster than I was.  I just launched my own course to help agents I sponsor go from Day 1 to their first closing at eXp. It costs me money and a lot of time, but it makes perfect sense here and only here: by helping others succeed, we all succeed!  

What makes the model so outstanding is that it is built around win-wins. The more I help others succeed, the more I succeed as well.  It's so fulfilling and fun that it's completely unfair!  I've gotten so many clients from agent to agent referrals in the past few weeks that I have TOO many clients (I'm still part time for a little bit longer). A family I showed property to and offered on yesterday I received as a referral from another eXp I've never met who reached out to me out of the blue.  You can do that when you have a massive referral network of agents that want to succeed together.

@Donald C Cox It's not that a brick and mortar is better or worse for a new agent.  There's just a big difference.  At eXp you know what you're getting if you've actually seen the model in detail.  An assigned mentor (uncommon), an 80/20 split and low cap, live training from the top agents in the WORLD from anywhere anytime, the option to join or build a team without a broker's license, multiple avenues for support, access to all the training, support, and staff from anywhere at anytime.  

But as Bruce said, you should definitely compare a few options, because brick and mortar brokerages are (for the most part) indecently owned and operated.  You won't know what you're getting until you check them out, as each one is different. Some provide fantastic support and others don't.  I have a brokerage comparison sheet on my blog for this exact reason!
