EXP Realty good for new agents?

Question

I am days away from passing my Florida real estate exam and in search for a broker. I have 3-5 deals lined up for this year so I was looking into EXP because of the advantageous commission splits. I am looking for input on EXP for new agents. I will be keeping my full time job for the moment so i am not worried about getting new clients for now.  I'm more worried about the learning curve of the job as a whole and whether I would be better off going with a traditional broker.

@Bryan Watkins as an agent that started at eXp part time in Florida, it’s absolutely the best model to get started in part time. You can get training, support, mentorship, etc all outside of regular work hours so that when you DO have to time time off from work ￼or time away from family on the weekends it’s for actual appointments, showings, and real estate work! You get the exact same support in many different ways regardless of your productivity. Plus you’re assigned a local mentor!

No doubt it’s tough to get started in real estate part time and as a newbie, but totally possible with the right attitude!

I went a step further and created a course for our organization at eXp to help them go from day one to first closing as fast as possible. I did that because we all succeed together at this company.

@Bryan Watkins  I liked eXp as a new agent since I was still splitting my time as an investor in the beginning and they had low fees with no pressure to "pound the pavement" right away.  Lots of online resources but you have to take initiative to engage in the training, there is no one pushing you from behind.   They also allow 2-3 personal deals annually with zero commission split if you ever plan to buy/sell your own properties.  Good luck!

My team split is 75/25, but depends on the team, then the broker is 80/20 on top of that. Once I cap the 80/20 goes away but the 75/25 stays. BUT if you're on a team, your cap is $8,000 I believe, instead of 16k, So you cap faster. So if a 6% commission is 10,000, seller and buyer broker split it, 5k each. After that my team takes 25%, leaving 3750. Then EXP takes 20%, leaving 3,000, which is what I end up with. Even if I cap I still pay 25% to the team.

I joined a team because the leader pays for office space right down the road from me, and I like to be at an office and around others. He also employs an office manager and transaction manager, so theyre supposed to handle a lot of my paperwork and stuff, and he pays for all photo/video. It just allows me to focus more on selling and building my business at the start, plus I have more support from those on the team. I'm starting this week and have never been a solo agent so we'll see how well it goes. I may end up going off the team, or even switching brokers. You can always change if it doesn't feel right.

If you want to be full time, the split doesnt matter as much as training and support. But if you're part time and want to sell a couple houses a year, then its definitely best to have the highest split you can get. At least thats what I've learned going through this process, but I'm still just starting so I'm sure others can offer more insight

I just joined EXP and I’ll be full time, but it’s definitely the best broker for part time because of all the online training. Every broker has online training they promote but I think exp really has them beat. I joined a team also, it’s less commission but more support, and they have admin staff to handle some paperwork and day to day stuff. So talking to a couple different teams to see what their support is like might be a good idea. Just a thought.

I fully expect and accept the grind so I am not worried about the difficulty of getting started. I just want the cards to be stacked with me as much as possible. I did not know that they had a mentor program at EXP, that's awesome. Are there any differences as far as commission while in the mentor program? @Charlie Cameron @Candace Pfab
