What makes me unique & what problems can I solve for a seller? How am I different than everyone else? 

When I could answer that for myself confidently, it made a huge difference in my results.

You won't be able to qualify for a traditional loan. Your options are: Private lender, seller financing, Joint Venture.

Congratulations on the beginning of your journey.  I am a CSUN alumni with a degree in Real Estate. I would discourage out of state to be your first entry to the RE market. Try to work close to where you want to live. Work for/with an investor group where you can learn the ropes & get paid. 

Not sure if this is my best ever but it's in the top 10. Bought a $670k house for zero down $2,000 month 0% interest. It will rent for $4,700/month (House plus ADU) .It was a win win seller gets lifetime income. I get a great property.

The words are very confusing & would be best suited with a graphic spreadsheet explanation showing the math. I wondering if you are not taking into consideration of the 2 components of the loan payment A)Principal pay down (amortization) B) Interest. It would be extremely helpful to know the terms of the financing, what interest rate, is it 30 yr amortized, etc?

 Pay for a policy & charge them, send them a notice of a breach of agreement.
