Also, how is that a sustainable business model if you're waiting 10 years to see your money back?

What if in 10 years you got your initial down payment money back that you invested plus the property value doubled and you sold or refinanced to use the profit ?

Wouldn't the appreciation only benefit the owner if they decide to sell?

Are you referring to anything other than 1031 exchange?

 No you don't always have to sell to benefit from appreciation, if it increases in value you can also refinance & pull cash out of the property

An agent who is also an experienced investor & also promotes themselves as wanting to help investors is extremely valuable. Understanding the numbers, lending differences & pitfalls.

The majority of real estate agents cater to the person looking for a home to live in. Their criteria & support needed are completely different.

There is no "pricing" advantage using an investor friendly agent, the main value is experience and consulting on how to acquire investment properties.

Savings are in avoiding costly mistakes.

Services: Some may offer to provide comps & sending more offers compared to most agent.  It's best to have clear expectations to see what they are willing to provide. Many don't want to work with newer investors because they spend a lot of time with non income producing activity and the investor doesn't do any business.

The caveat I qualify "yield & risk" argument is that it applies in an "efficient market". I have made many high yield returns with a lower risk because of the inefficiency of the market.

Based on those numbers my opinion is that it is too tight, not worth the risk.

The issue is that if you buy traditionally, the rent you can get for many homes in high price to rent ratios will not cash flow so it will be painful to hold (i.e. San Francisco) The low ratio areas usually will not appreciate so you need to buy with a deep discount or value add to make sense.

What is the monthly mortgage on your house now? What could it rent for? 

What would be the total renovation expense on the new house?
