Property taxes are very high in Texas and Austin especially. It will kill cash flow

His name can be taken off title but not off the existing loan. She can buy a new property as long as she doesn't need a conventional loan.

Regarding being ready to pull the trigger, I have had the opposite problem in that after I tell an agent we are ready to make an offer sometimes it's been "crickets". I would expect at least a general understanding of value before involving an agent. Conversations like this are helpful " I saw this 3/2 fixer in xyz neighborhood.  I saw fixed up properties sell for $500k-$550k in the last year on a smaller lot, this one they are asking $425k can you help me confirm my numbers? I want to make an offer for asking price so we can lock it up & make adjustments after further inspection."

Develop highly targeted manageable niche lists & market consistently to those list with personalized unique messages ( It's not "I BUY HOUSES FOR CASH", that isn't unique at all). I use direct mail & follow-up phone calls, text, email.

1) Clear and realistic guidelines for what they want & don't want (If you tell me find me a good deal, I don't know what that means to you)

2) Decisive & Honest (Tell me specifically why you like or don't like a deal) 

3) Professional ( treat everyone in the transaction respectfully, do what you you are going to do)

4) Respectful of agents time ( don't ask me to shotgun low ball offers, or give me busy work with comps, that's an amateur move)

5) Committed & ready to close ( If I meet your criteria & present pull the trigger & close)

6) Generous (If I am rewarded for finding a great deal for you , if you start trying to be cheap & re-negotiate fees I'm out)

I do it with an assignment of contract. But I am also licensed just in case.

The best and most reliable are paid subscriptions: Black Knight, Data Tree etc.

Read The Book "If you can't Wholesale After This, I've got nothing for you." Todd Fleming is the author. Then have an attorney in your state review the documents you intend to use. It's all out there is you do the research or enroll in a course.

"Thank you for your response! I think I need to rephrase my question though. With the information that I have now, I am not able to actually complete a wholesale deal. What books, videos, podcasts, etc. exist where I can have all the necessary information and confidence to actually go out there and DO a wholesale deal?

For example, I have no idea how to assign a contract to someone else. Where would I get a contract like that? Do I need a lawyer? What does the closing transaction look like? Do I show up along with the end buyer and the seller? Do they pay me a separate check? Do you have to use a title company to do this?

I’m looking for resources to help point me in the right direction to actually DO the steps and complete a wholesale deal. Does that make sense?
