I totally agree with you J. When I asked Jon what else he needed to determine value I thought he may be using some particular criteria that I was not aware of. When I determine values I also use sold comps from the last 30-90 days within a half or a full mile of the subject property. Sometime 90 days are to old. I have found the best free site to do comps for me is Trulia. It has a sold tab that gives me all the recent sales in the area.

To be exact. when you add the address in the search box, next to the search maps tab there is a show search option. Once you click on it it gives you choices to choose from. You can add real estate then add in your criteria of properties that you would like to search for . I do not see anything for basements or attics there but it dose have general searches like bed/bath, sqft and sell price.

What other information would you need to determine value? With the information that is given (btw, you get the same information on Trulia and zillow checking the houses for sale box) you could pretty much determine what is the market value of the properties in that area.

I am in total agreement with you with the Cons on a Option Contract when dealing with a home owner. However I deal with a lot of investors that buy and sell in my area so having the flexibility to try to move there properties while I do the same makes them feel a little more comfortable signing a Option with me knowing that they are not bogged down for 30 days hoping that I will bring them a buyer.

I have wholesaled over a dozen properties off of the MLS,sometimes the price was higher than the listing price. If the numbers work than its still a deal. I do feel that private sellers are the best leads for wholesaling. Your bringing your buyer great deal that no one knows about. Little to no competition and the profit spread can be much better than a listed property.

I am a full time wholesaler and I have a website to feature properties that I have. I have a squeeze page to capture buyer leads. I will be honest, having a website is just a lead source just like bandit signs and direct mail. I know some real successful wholesalers that don't have a website and are moving 5 or more properties a month.
