I wholesale full time as well. Doing 1-3 deals a.mo and averaging 3-5K per deal. Dealing with primarily REO's. Have been working on focusing more towards private sellers.

I put out signs every weekend. I get great response when finding buyers but little response when looking for sellers. Better for sellers when using direct mail. I will say this, I have been using signs to sell properties and have sold almost all of my deals that way. They are taken down pretty quickly(by city patrol and other wholesalers) but I continue to put them out because my results are great. Oh and by the way, for those that are against signs I wonder do you feel the same way when it's election time and everywhere is flooded with signs by your local city council doing the same marketing.

Like Simon says(no pun intended) to be able to give a investor/flipper a estimate on a rehab project only raises your credibility with that investor. I recently did a deal site unseen and the investor that brought me the deal gave me a estimate and because of our relationship I didn't question it. After finding a buyer for the deal, when they did there own due diligence my numbers were off tremendously! I don't believe you should quote a estimate but I do feel you should give them a close proximity of what the rehab should be. (give or take a few dollars).

The buyer and seller should be on two separate contracts. When dealing with the buyer the purchase price (sale price with your fee included) and a non-refundable deposit amount should be the only numbers your buyer should be concerned with.

I hear what you are saying but I call it a form of marketing. Politicians use it to promote themselves so why can't investors use it as well?

Besides, If there wasn't any bandit signs, those guys that go around and pick them up after you spent hours putting them out would be out of work. Just saying.

I have always used hand written signs to sell a house. Effective, but gets old really really quick. You should always do a task until you can teach it but as soon as you can, outsource it.

Hey Alex, in the remarks section you could add in key words like "handyman" or "repairs". It limits the amount of listings that comes up but its specific.

I do business in a LLC but was recently told that if you are not holding the property(buy,rehab then sell or Land lording) then it is best to use a S-Corp to wholesale(assignment of contracts).

I agree. I am a full time wholesaler and the majority of my time is spent on marketing and talking to buyers and sellers. Knowledge of real estate and knowing how to make the numbers work to have a great deal dose play a factor but true wholesalers are marketers not investors.

I'm asking Micheal. I have found direct mail to be the most effective for me.(If done correctly and consistently)
I invest between $800 to a $1,000 a month on marketing.

Also I tried to send you a colleague request but someone moved the request tab :D
