I'm sure a lot of wholesalers start out doing that. It's called a ploy! I have done it but you will eventually need to have some product for your potential customer. Experience investors can tell if you really do have property to sell.

Hey Ryan, What would be the best entity to Wholesale or Retail under? LLC or a CORP. As well as best entity to hold a property long term?

Our homes are at a medium price range of about 175-180k. Are Hoods are at about 10-25k. The great deals over here are between 25-45k with a Fair Market Value of anywhere between 90-120k. You can get the 10-25K all day (and night!) but for a little more you can have great cash flow as well as a neighborhood that your tenants don't need to ware bullet proof vest!

Thanks Mike. So for maximum privacy if I had 20 different properties I would need 20 different Trustees? That's a lot of Trust :D. Is there a simpler way to structure it for maximum privacy without involving numerous people? Also, I read in a older post that having a Revocable LT can help you reduce taxes as well as prevent some one to be able to attach Judgments onto the property. Is it because it's a Revocable LT?

A strong Buyers list is a must! You can have a great deal and still don't move in the time frame you thought you would. Buyers are being more conservative with there money so you need to make sure you have solid buyers that you know can and will close or you will find your self with a extra mortgage.

I have been reading some of the post here about LLC's and Land Trust and I wanted to try to get some clarity.
1) I live in Florida so would I need to create a Land trust in another state(VA) in order for it to be more secure?

2) I'm going to eventually start purchasing property to Hold so would I need to create a Land Trust for each property I purchase to better protect my properties?

3) If I had to do #2. Can I have my LLC to be beneficiary of all the LT's I set up?

4) What would be the best way to set up a LT and a LLC to protect your assets the from Lawsuits, liens, Tax issues?
