If there is a commercial like that then that is poor marketing. The typical homeowner doesn't know what a wholesaler is. They aren't familiar with that term.

Do you think that there is something that I can point to to prove to my attorney that it's legal? Is there some kind of law that I can let her know about? Or maybe the best route is like you said?

Hey everyone. I'm trying to find a real estate attorney that know how to handle Assignment of Contracts. I've already came across two of them and they told me that assignments are illegal and I am acting as a broker/agent.

Are there any wholesalers on the BiggerPockets site that has done any assignment deals in South Carolina. Please comment.

I am working with motivated sellers that really needs to sell and I'm going to make my first deal and eventually alot more but, I don't want to waste anyone's time.

I would like to know how do I qualify a investor that I will be assigning my deals to. Below is a script that I'm using. But, after this script, is there a way to make sure that the investor is qualified?

I'm a investor also. From time to time I come across property that I need to buy and I cant put it in my portfolio. Do you buy property from other investors?

Is there any area of town that you want to stay in or out of?

What percent off the FMV do you like to buy?

If they can close within two (2) weeks or less I add them to my list. If its any longer than that I tell them to have a nice day.

But, after qualifying the ones that can close within two (2) weeks, what other qualifying should I use to make sure they're legit?

Read some books on wholesaling and bird dogging. You don't need any money to do either. You can also search through some threads on this forum about wholesaling. Find a niche and run with it.

At least work on building up your buyers list so you'll know what kind of property that you need to tie up to bring back to them.

Hello everyone. I am a beginner investor and I'm just curious to how you all are pulling in your tenants/buyers.

What are you doing to get them in? Whats your numbers like per month of how many leads you get? Are you using any FREE online advertising? Are you doing word-of-mouth? What have you found out that would work best for you?
