Personally I like Cape Coral but stay away from Lehigh. It is kind of an archaic mindset because there are better and worse parts of Lehigh, but this mentality has kept me out of trouble and done well for me over the years.

You should be able to sell it just like any other property. It is merely vested in the name of your IRA instead of your personal name.

Random but FYI Bank of the West and also Penfed Credit Union do HELOC on investment properties. Most banks do not.

If you can time the market that precisely then yes, you should wait. That being said, No-one can time it that precisely, so you should follow time tested and proven strategies to buy below market priced properties with strong fundamentals that fall within your personal convictions and hold long term. From there, let the market do its best and you will ride out any storm and better yet ride any long term wave.

You can get 15% down on a single family rental most places. Personally I would either save a little longer and do that if you're going a traditional route. That being said, what I do is buy below market, build equity into the property and then refinance. That way I have little to no money in the property afterwords.

Definitely bent over the last month or two. I gave up my crystal ball a long time ago, but either way there is still a very large shortage of inventory and properties are still selling :)

I don't believe I have one handy to share, but truthfully nearly all appraisers use standardized methods and forms. I do not know of anything special they look for here that they wouldn't look for elsewhere.
