Yes, I love this market. Lots of opportunity, but you have to be willing to put in the time/effort and buy as an investor (aka run actual numbers etc). Coming from the northeast our real estate will probably feel “cheap” but don’t let that swindle you into over paying or buying a subpar deal.

By far I would recommend building a good team ESPECIALLY because you are out of the area. The best place to start in my kind would be a good realtor. Both @Peter Davis and @Stetson Miller are experienced investor friendly realtors that know the area very well.

@Brooks Beisner I love the idea in general, but definitely need to look into what the particular area will allow. For example, I’m in SWFL with you and Cape Coral has minimum square footage restrictions. So the city won’t allow a duplex with 600sqft each side. I believe the minimum right now is actually closer to double that (~1200) per side which is why all the big 3/2 duplexes are being built. Someone else feel free to chime in the exacts but either way you get the point. 

Confirm the minimum criteria for the area you are looking to build FIRST and then back your strategy into it.

@Tammy Skeath glad it went well! Can you provide more info about the properties? 3bedroom 2 bath? Garage? Newer build? 04-07? What kind of upgrades did you do to push to $1300 a month?

I'm a sucker for specifics :)
