Mike will be telling us about the "Private Island" deal. How he found, analyzed it, financed it etc as well as Q&A.

Informal event, just networking, hanging out and BYOB! No real agenda other then talking real estate and connecting with locals. Bring deals, questions, business cards etc! Lets grow together!

Send me a message on here or TEXT ME at 239-823-5215 if you have any questions etc and post below if you plan to attend!

Edit: Obviously this is open to anyone, not just Fort Myers! Cape Coral, Estero, Punta Gorda, Lehigh Acres, Naples, Bonita, Sanibel, Mexico etc :)

Edit: I thought you bought something rehabbed completely, but re-read and sounds like ground up construction. I’m a sucker for pictures so would still love some progress photos etc, but before picture may not be relevant lol.

Did you use a specific builder? Time frame?

@Melissa Galvez every market has its own set of risks. Your smart to evaluate them, but I wouldn't let hurricanes scare you away completely just use it as a data point. Storms that actually have an impact on home structures are far less common then the media makes you think. (knock on wood)

Based on your question I'm guessing you are from out of the area. If that is true I would personally be much more concerned with long distance land lording. Again not that it should stop you, but just that personally it would be a bigger variable to my underwriting. (You are probably aware but @David Greene wrote a fabulous book on that topic)

@Pasquale Zingarella nice! Sounds fun! In fairness I’ve never built, but the first people I would ask is Steve and Noam Mitchell at Primebid Construction. Good trustworthy guys. There are many builders locally though so I would interview/ask for references/see current projects etc as well as see who you feel comfortable with and who’s offering the best deal.
