What if STR disrupts returns? making the 1% rule easy to obtain. I never wanted to count on this but its hard to ignore now.

What happens when new millionaires and capital gains money can pivot into opportunity zones tax free?  and make money on the investment tax free

Hi @Mayer M. I have duplex STR in Ventnor and a 10+ unit under contract. The returns have been beyond expectations but its a high end unit.

We are converting our Atlantic City properties to STR as well.

Moms got spots in SW Florida and she likes being down there for the winter. I think you play to what you like. Maybe check out the STR University guys videos. It's great content

However, like you said many dont venture far from the strip. Since I'm there so much it would be nice to have something but like you said the taxes are very high. Is this the first property you will own? Personally I don't like flipping that much but the first time buyers market is stable here now. That ARV seems a little high (and maybe the rent numbers too) but I don't know the specific area. If it's going to be sold to a first time buyer, keep everything as "affordable" as possible. If you are young and the first deal have you considered house hacking?

Lots of commuters.  With no traffic you can get from AC to Philly in 45 minutes and NYC in under 2 hours. Most people in the 20 mile radius of Philly, on the NJ side, commute in.  Beyond that 20 miles gets into lots of farmland.  Then about 20 miles out from AC it gets more dense.

The FAA tech center is a key airport and airport research center for the govt.  All Airforce One service is done there along with fighter jets that can be in the air quickly.

Most of the "Shore" (beach towns besides AC) are expensive second home markets

I love Philly and did what I could to diversify there but stuff was so cheap here that I couldn’t resist. Basically was getting 3-4 houses for the price of 1 in philly. Plus I’m local and scrappy so for now I’m playing to those strengths
