Assignment Fees
I guess I am a bit confused on this assignment fee thing.
If I put a house under contract for 30k, and then assign it to my end buyer through an assignment contract for 39k, does my end buyer have to cut me a check for 9k right there, or does that amount get wrapped into the loan?
How do I get paid is the main question? It seems like that would be a large amount for many people to just pay upfront on the spot.

The assignment fee should be wraped into the price you are selling the house for.
Say you got a house under contract for $50,000 and you want a $5,000 assignment fee, your selling price to the end buyer would then be $55,000 total. They would provide the financing, however they are doing that, for $55,000.
Then the title company will write the original seller his check for $50,000 and you your check for $5,000.
