Let them know how much you have down or If your doing a 1031.

Have liquid funds ready to go is the most difficult part.

Also let them know if you want B or C Assets. I like the WestPort area in KC MO because of the street car extension...

As a dentist my suggestion is to invest $50k + per year into a syndication. This is completely passive and should return 15% + on you money. If you can do this every year for 8 yrs in a row you will become wealthy.

Then look to by a 2 or 4 plex in a market as close to your home where you can get positive CashFlow w 20% down

Yes I used Sensei Finacial to roll over my Adobe 401k to a solo 401k via an s Corp.   


Their pricing is straight forward and simple.  The yearly maintenance cost is 1/2 other companies.  The thing I like most is the fact they are willing to answer questions even after they have our money

I’m not selling any coaching. I have a full time job and do real estate on the side as a hobby.

My goal #1 goal is to simply the process so folks can get their first deal done quickly in 4-6 months.

Step 1 free up cash

- apply for equity line and reduce expenses.

- pay off credit card debt and get rid of car payment.

Step 2 locate 1-2 out of state markets . I like KSMO,OH,AL

Step 3 call brokers LoopNet

Step 4 figure out your investor/partner team.

You need 3 things to do a deal.

Time

Money

Experience

Find partners with items you don’t have. Folks with money often don’t have the time do do it themselves or the experience to invest out of state. Give time,money or experience to your team.
