She’s coin driven and wanted to be wealthy. She’s already created 9k+ in stocks and has 85k on joint credit.

We have worked on a 10 year business plan to make her a millionaire by 25....

She’s on a good path but we will see if she executes.

Today we entered into a contract to buy a 3 bed 2 bath House in Kansas City Mo for $145k.

The house will rent for $1500 to $1700 per month.

I'm teaching my daughter how to create a monthly budget and will set up a separate checking account via a LLC to handle the cash flow. She will be responsible for maintenance and paying all the bills.

She will need to learn how to make a punch list of things to fix and find contractors out of state. We close in 30 days so it’s going to be a crash course.

My question is how do you handle a wife that does not like real estate? The wife thinks she’s to young and does not need the stress.

Btw I have purchased over 95 multi-family units in the last 30 months along with a 80 pad mobile home park last week....

Private $ first for appox $65-$85k

She’s has access to 20k gold card and a $50k Amex for 8-10k rehab.

After rehab we are using a private local bank to brrr

I bought a 2 bed 2 bath condo right off College for $148k in 2010 in San Diego.

I sold it yesterday for $344k. I was $500 month positive

Devyn’s started saving for 4 years and now has appox $10k...

How did she do it?

Bucket 1 1/3 $ goes to spending

Bucket 2 1/3 goes to saving

Bucket 3 1/3 goes to investing

For example she bought 2 shares of Facebook @ $18 which now worth $440. Dad also match’s dollar for dollar everything invested into bucket #3 until age 25.

Here are my 3 tips to get started

1 use the 3 bucket rule get to $10k

2 look out of state for cash flow. She picked Indianapolis

3 build a local team. We have a real estate agent and a banker

Property A 7 plex bought in 2018 for $708k

Property B 15 plex paid $1.3m

property C 5 plex paid $375k

Cost segregation loss for a + b + c = -$708k

I’m selling Property D which I bought in 2010 for $150k cash. The sales price $350k.
