She bought a b house in a b location. I WANTED T.HE FIRST HOUSE TO BE SIMPLE AND NOT A HEAVE VALUE ADD. There a lot to learn just get a new renter and dealing with a property manager.

Main criteria was 17 k jobs going into the area because of Cerner medical.

Rent will be $2000 a month on a purchase price if 140k

I paid cash for the house and the rehab is $10k to add a kitchen and bathroom to the basement.

We closed today. I'm setting up an LLC and will refi in 6 weeks an pull out 75% of the after after rehab value. If we get a $175 appraisal I will have about $20k in the deal.

She has a 7 figure trust that will pay me back in a few years.

She has $5 k in savings to handle small repairs and $80k in credit card credit. However I won’t let her pay any interest on credit cards. She can use credit card but must pay them off in full every month....

12 is a bit early. My suggestion is to get them a Robinhood stock account and then match every dollar 100%.

I have my kids put 1/3 into a spend envelope

1/3 into a save envelope

1/3 goes toward stocks

It’s been fun for the both of us. Devyn is up 32 % in last 5 years and I’m up 27%.

Lower basement will rent for $600 after she adds kitchen and full bath

This should CashFlow $400 per month.

The asset is in a LLC and is professional managed at 8%.

Yes.

The entire idea is to show her how to buy, fix and manage a property.

I will hold get hand every step of the way. We are working daily on the home school project.

We close next week, if all goes well.
