I purchased the first 3 buildings, 26 doors in my first 6 months.

My goal #1 goal is to simply the process so folks can get their first deal done quickly in 4-6 months.

Step 1 free up cash

- apply for equity line and reduce expenses.

- pay off credit card debt and get rid of car payment.

Step 2 locate 1-2 out of state markets . I like KSMO,OH,AL

Step 3 call brokers

Step 4 figure out your investor/partner team.

You need 3 things to do a deal.

Time

Money

Experience

Find partners with items you don’t have. Folks with money often don’t have the time do do it themselves or the experience to invest out of state.

1 focus on only 1 or 2 markets , I like KS MO

2 look on LoopNet.com and call the brokers who’s name you see often

3 only buy in b areas and buy b assets to start

4 the key is finding a great property mgr. get referral from the locals

I’m purchased 83 units in last 18 months while having a full time j.o.b ( just over broke)

I’m at 90% to my goal of 15k per month.

My goal in five years is 25k per month.

Anything over 10k a month is really not needed but add to my fun bucket.
