I like to start with leads that include a phone number. That's hard to do in a specific geography.

I always recommend calling the people 30 days or more after they seek help to stop foreclosure.

That's what I would consider to be a scam. My "scamdar" was all the way in the red by the time it asked for my credit card number.

Welcome to BP Leslie,

You won't know if its a scam until you investigate and ask questions. If someone approached me with that deal, I would turn it around and say tell me what you want and pay me to find it for you. I would get my fee before I turned over the deal. Others may work for free but I try to avoid it. There is no guarantee that you will get the fee and if were based on a closed deal that may even trigger a licensing requirement.

@Andrew V. Is there a reason you chose to send the callers to voice mail rather than taking the calls live? I would be curious to know how many called and how many left a message.

I use a proprietary system and employ a full time admin to manage it - it's not cheap.

I have tried various methods to get Internet seller leads since 2008 with no success with landing pages. The one thing I found that works is email and telemarketing to old Internet foreclosure leads. These people have already tried to save their house. The ones who are successful often go back into default within a year.

Very few sellers seek out websites to sell their home to investors or to find a short sale agent. There is nothing in the deal for them so they don't go looking for it the way a home buyer does.

The one method that was effective was a website that sellers could use to list their property themselves, for free. I had a site like this in 2001 but when I lost the developer, the site died because of lack of support and revenue model.

The way I do it is to post the lead on a website without the contact information. Set up email alerts so when a new lead comes in, it sends a message to your lead buyers that a new lead has arrived - they have a look and buy it.
