A realtor friend of mine just put a house vacant house under contract for her client. When the client went to have the electric turned on, they told her since it had been vacant for more then a year, it would have to be inspected by our county inspector. I have never encounter this.. Has anyone else? It seems like this place must have been flagged or something for the electric company to require this.

Yes, we use a purchase contract in Ohio. In the contract everything is spelled out. You are not required to put down earnest money if you are dealing with Harry Homeowner. Most banks and HUDs want money down. You can modify the contract and write your terms into it and then sign it and fax it back. You can contact another realtor in Ohio to represent you if you like, but its not necessary as long as you agree to the terms, such as inspection period, closing date, finance or cash and CC terms. I have never used a lawyer. You, your realtor and title company can take care of everything. If you want a good realtor in Ohio PM me.

I put down Walmart exterior latex on a upstairs floor about 2 months ago. There are 2 teenage girls in the room now and the floor is holding up fine. Even if I would have bought the 49 cent per sq foot carpet, the time it would have taken me to put it down with seaming it and the cost, it would not have been worth it. I was crazy about the finish, too flat, but its a cheap rental.

It's not any different then when we buy used books from each other in at school. Instead of paying full price for a new one, we usually get them much cheaper and the seller gets to recoup some of the cost. Many of our text books have gone completely soft copy now. We hardely ever have to purchase a hard copy of the text.

You are exactly right. In my area the steel mills went bust and now the car factories and all the plants that support them are going. This is why it is a great prospect for the rental market. Although, we have been in a decline for at least 15 years now. The city and our congressman are working, trying to restart by bringing new industry attempting to bring life back to our county. We have hit bottom and this is why I am attempting to buy as much as I can. This has to come back sooner or later and when it does we will be sitting nice.

Minn,

In my area we are running into a septic nightmare. Our county after several years has finally decided to start enforcing the EPA septic regulations. We have people who went to sell their home only to find out that they needed a septic inspection for $350. Then they found that their septics wont pass and has to be replaced. Our county adopted rules well beyond what the EPA requires, so most of the new septics are running any where from 15 to 25K. People in this market simply do not have that kind of equity, so all they can do is give the house to the bank. Every MLS not on public sewer in the county has the septic disclaimer attached to it. Its amazing to see these farm houses with several acres going for penneys on the dollar and our county has created a nightmare.

My market has always been bad compared to, but with recent factory worker buy outs and layoff's, a ton of homes have been given to the banks. I drive around and my mouth waters. Homes sitting vacant while contractors break in and still the copper and siding. Its very bad if you are trying to sell in my area.

I would not call that being strict, that is just what they expect. Ask the inspector for a copy of their inspection form and then you can easily go through your houses and make sure they conform. All of those issues were things that needed to be fixed for Section 8 approval. It is a very easy process to go through the house and make sure it is right before they arrive. I do these inspections all the time and I almost never fail.

Well that's because you are employee of the month, la de da.. :)

This was my first and I guess expected them to realize that the stuff woudl be taken care of before the tenant moved in.. Like I said, you learn everytime you do something new.
