Hi Timothy, We've had a lot of luck looking at foreclosures on the MLS. Especially if you filter by market time and offer slightly lower on foreclosures that have been sitting on the market for awhile. Banks typically try to get rid of their properties ASAP so they'll probably be more open to a lower offer on a property that has been on the market longer than 60 days. Hi Ejayce, Not sure what markets you're looking in, but you can find some realtors and property managers by going to BiggerPockets.com > Network (in the top ribbon) > Real Estate Agents (or Property Manager) and filter out by zip code.

Hi Kelsey,

There are a ton of different ways to get started!  I'm not sure about the shape of the home or the current market in you're in, but would you be able to do a live-in flip?  It may be a great way to start if your mother would be open to selling it!

Another great episode is #142: 22 1/2 Actionable Steps for Beginners - this is a great episode that breaks down all the pieces to your first deal in baby steps that are much easier to take in.

I'm not in the area, but a great place to start is by attending some local meetups with other investors to ask them in person.  There is absolutely nothing stronger than a high referral from another investor.

You could also go to BiggerPockets.com > Network (in the to ribbon) > Real Estate Agents and filter by zip code.  You'll be able to find other great investor-friendly agents in your area!

Hi Rashaan,  Congrats on starting your real estate investing journey!!  You can always start running numbers on properties listed publicly like zillow.com or trulia.com.
