I have rental properties both here in Utah and some out of state. I would personally not find it worth holding just one property out of state. There are a lot of extra headaches that come with out-of-state investing that begin to be worth it as you have more properties and/or more cash flow. If you plan to continue buying properties in Utah, then you might consider hanging onto it. 

The only thing that might change that is if you have great long-term debt on it (a low-interest rate) which you wouldn't be able to replicate in WA since rates have been rising. I'm not sure what your numbers look like, but those are a few things to weigh. I live in Provo as well and I'd be happy to run a market analysis on your Provo property as well to help you put those numbers together. Just let me know how I can help!

Hey Brody, that's awesome! I personally started by house hacking (buying a property with two units) for my first 3 properties. It is a fantastic way to get your foot in the door and start learning the ropes. That usually only takes 3-5% down and then you can use the remainder of your funds to buy an investment property. Or you could buy a house hacking property that could benefit from some forced appreciation through renovations. Hey Parker, there are a few different ways you can partner on a property. Usually, the way that most people start is by cosigning on a loan with a family member. You can do an equity share or a variety of other arrangements depending on your situation. House hacking (either renting out rooms or another unit) is a great way to go on your first property as well. I house hacked my first 3 properties so I'd be happy to chat with you about that.

Hey Kyle, as a 3x house hacker personally and having helped many clients do the same, I would definitely recommend it. There are a few different ways to do it including a two-unit property (you need to be aware of zoning on that though depending on your long term plans for the property) where you rent out one side or buying a cheaper property where you live for a year and then move out and rent the whole thing. There are a lot of factors that go into deciding what the best route for you would be. As far as finding a good deal, that depends on what a good deal looks like for you. That definitely is different for every person depending on what you're hoping to accomplish. Hey @Nathan Clawson, congrats on moving that direction, it’s one of the best financial choices you can make. Something to consider is that the financing is different depending on the number of units (usually more difficult for more than two units when trying to do a low downpayment owner occupied situation). I’ve gone the two unit route 3 times now in Provo and it’s worked out quite well. I’ve also helped a lot of clients get started house hacking, it’s one of my specialties.
