steve, few questions?

1. Whose paying  for the gas and electric?

2. Tankless is not always cheaper then replacing a tank one.

Tankless, you might need to upgrade the gas size.

Tankless is usually more expensive then tanked ones.

So ask your self  is t worth it?  Normally no

it depends,  kitchen walls where plumbing and electrical i would replace the whole sheet.

It saves more time then trying patch and match.

Im from hayward let me know if you can find a 100k deal :) i will jv with you. Im a gc too. I see that more on the peninsula. Second, if your worried, have gc sign nda or nca for the deals. However, most gc are focus on their business and want repeat customers. Plus most gc in the bay area are super business and would not go out unless you have plans and permit ready.

New construction should have a 10 year warranty for structural issues.

You can only add a ADU if you live there. So basic if you living there get a permit add the adu and the rent both out when it is done.

They wont issue you one if you don't live there.
