GC's that rehab themselves?

Hello everyone,

I have a very general question for the BP community.  Past few days I've shared my idea to my friends during dinner that I want to go into real estate flipping.  One question they asked me and I'm not sure how to answer this, which is how do you find a good general contractor given they now and can flip houses themselves as well?

That is a good point...why would they work with newbies like me when they can just flip the house themselves?

What prevents them from going behind my back and flip the house after we do a walk through and before I purchase the house?  FYI the reason for this suggested method is to have the GC get as accurate of a quote as possible for my assumption analysis.

Thanks for listening in.
