Hey BP! How does subject to financing work? I know it’s where you take over the existing financing but what is the actual process? How can I explain it to a seller? Thanks!

@Nick C. Yes, I can minor an just about anything. I plan to major in one area and minor in another because many requirements overlap. Maybe major in business management and minor in real estate or entrepreneurship? Or the other way around. Not sure and that’s what I’m trying to decide.

Hey everyone! So I have a full ride for any college I want through the military. I have no real push to go to school but being that it’s free to me I want to take advantage of the opportunity. I’m wonder what degree I could go for that would assist me best in my real estate investing career. Right now I’m thinking finance but I’m also considering accounting, business management, entrepreneurship, real estate (yes my school actually has a degree for this), general business. Those are just some that are offered that I’m looking at. Although real estate seems like a no-brainer, it covers little bits of many other areas and I don’t know if it’s better to specialize in one of the other areas, or learn only a bit of it all. I have a huge interest in anything involving money/investing, I’m great with numbers and people management. So any one of these would make a job I love. Any thoughts? Anyone have a degree in one of these areas that can say how it has or hasn’t helped them in investing?? Any advice is appreciated! Thanks.

@Armin Nazarinia do you know of any good real estate groups for beginners in mn? I want to network in my area but St. Cloud doesn’t have any groups that I can find, been looking into groups in the cities. Any recommendations? Thanks.

Hey BiggerPockets, I have been on this site for a few months and I've been getting more involved in the community. I noticed I never posted an introduction so I just want to introduce myself to the community. My name is Tanner Kier, I live in Cold Spring, Minnesota. I am looking to get into rental property investing in my area, my focus being St. Cloud, MN. I have not yet bought a property but have been analyzing properties and negotiating with sellers for about a month, no success YET, but hopefully soon. I currently work as a full time mechanic for the military. I am a part of the Minnesota Army National Guard. I'm also in the process of obtaining my real estate license to work as an agent on the side to assist me in my investing career. I'm on BiggerPockets to learn and meet valuable people. I spend hours a day listening to the BiggerPockets Podcast, big fan. My long term goals are to build a portfolio of single family and multi-family rentals, then transition into commercial real estate. I want to get into real estate investing for the same reason as everyone else, passive cash flow. To spend most of my time at home with my family and not have to worry about my finances. I hope build a good foundation for an early retirement and to be able to travel a lot in the future. Thanks for reading and I hope to see you all on the forums!

@Joseph Hammel thanks for the info. I am also looking to start part time, I currently work a full time job so I want to make sure I can make enough on commissions to cover my expenses in the business. Any tips on connecting with/finding a good broker?

@Joseph Hammel thanks for the tip. I actually spent a lot of time looking into it and the best I found was an interactive map for st cloud that was very hard to use. Nonetheless its good to know for the future!
