Hello. I moved to the Cleveland recently and am looking to get dinner or drinks with some local real estate investors or bigger pockets members. I am very interested in real estate and would like to hear about your experiences in the field and discuss real estate. I house hacked a duplex in Lakewood with a friend this past year that I found on the MLS and financed with a traditional mortgage. I am interested in learning more about investing, creative financing and property management.

A little bit about me. I got interested in real estate investing through my career as a tax accountant.  I am a licensed CPA that focuses in residential real estate taxation and fixed assets. I have experience preforming cost segregation studies for commercial and residential properties and I am happy to answer your tax related questions as well.   I'm from San Francisco, Ca and after running my Small Business for over 10 years, I'm ready to taper off from the daily grind.   In search for a new revenue stream I came across BP and investing in RE as a source for passive income.   I'm hoping with this new found appreciation for Real Estate, I can spend more time with my Son and Wife!  I know it ain't easy, but looking forward to learning from the Pros and looking forward to meeting you all in this amazing community!  

  I'd like to ask...Where is everyone here investing in right now and are you seeing the 1% RTV in your area?

My name is John and I'm returning to the community after a short stint a couple years ago looking for an investment property in the Cleveland, Ohio area. I'm an out of state investor (California, but grew up in Ohio), interested in following the BRRRR strategy and was previously able to do it on my first duplex in Parma, Ohio.

I recently bought a SFH in Euclid. From my understanding the area is coming up and has a solid demand for housing. I'm fairly certain home prices will increase in the area do to Amazon coming.

That sounds awesome! Those number look great especially when you consider how much you're adding to the NOI. You'll probably be able to refi and re-coupe your capital soon. I'm currently looking at a 40 unit (collection of duplexes) in my area. DM me so we can dive into some details. I'd love to learn more about your underwriting process.

That's super interesting, are you planning to syndicate future projects of the same size? I haven't seen much on syndications that have such a reasonable barrier to entry as a 250k down payment. Most of the ones I've seen are trying to raise millions for something huge. It seems like an under utilized niche to syndicate the smaller multifamilies (less than 30 units)

When it comes to syndicating smaller deals it does not always make sense due to the extra costs involved with setting up a syndication. That is why normally we see those monster capital raises. We will be raising for deals across the board on price but definitely nothing smaller than this!
