Hey Ramon, that is definitely a possibility. It will be interesting to see how prices appreciate in Euclid and North Randall area due to the new Amazon fulfillment centers. I like that area for investment properties, how far east is your property?

That sounds awesome! Those number look great especially when you consider how much you're adding to the NOI. You'll probably be able to refi and re-coupe your capital soon. I'm currently looking at a 40 unit (collection of duplexes) in my area. DM me so we can dive into some details. I'd love to learn more about your underwriting process.

Absolutely man let's talk! Where is your market? And that is the plan...to cash out refi in about 1-2 years and pay back the investors while retaining majority ownership of the asset.

Most of the ones I've seen are trying to raise millions for something huge. It seems like an under utilized niche to syndicate the smaller multifamilies (less than 30 units)

When it comes to syndicating smaller deals it does not always make sense due to the extra costs involved with setting up a syndication. That is why normally we see those monster capital raises. We will be raising for deals across the board on price but definitely nothing smaller than this!

Was this a syndication? Partnership? Or all you?

Thank you!!! This was a partnership and my JV partners actually have a fund and they are syndicating the funds on this one. I will be creating my own fund in order to syndicate our future projects here in Cleveland.
