Welcome to REI!!! I LOVEEEE the Cleveland market because of the amazing cash flow and amount of capital going back into the city. Honestly, the majority of the rust belt is similar as far as cash flow goes. That is why we invest in Cleveland apartments!! Best of luck!! @Matt Hudson my brother!!! You should come take a look at what’s going on here in Cleveland. Holy CASH FLOW :)

Wishing you the best of luck on your real estate investing journey! The fact that you have 250k saved up means a lot, if I was you, I would go and buy a 20-25 unit ~1mm dollar Multifamily building here in Cleveland and drop that 250k as a down payment!

That’s just me :) I may be biased because that’s what we’re doing!

@Carol Fenimore I love Cleveland Heights specifically for investments. Be careful though, there are parts of Cleveland Heights That are very similar to the very hot Lakewood market and then there are also parts of Lakewood that border with East Cleveland that get pretty rough. So just make sure you are working with someone that knows the streets in and out!! Please let me know if there’s anything I can do to assist you with!

I am also happy to help however I can on your search. I agree with everyone else here, I have quite a few properties listed in that price range, however definitely not cash flowing 500/door net net.

I think It’s extremely important to figure out exactly what your investment goals are exactly what your investment criteria is and work with someone who is investment savvy that can be your boots on the ground. You were on the right track looking to meet with realtors Investor’s property management companies and contractors.

@Kenny Schumacher Glad to be of service! That is something that may scare people away from Cleveland, however, in my experience, it has not made a dent on the Cleveland occupancy rates vs national statistics. There has been a TON of new development across Cleveland the past 10 years which is why we are starting to see such an influx of young professionals moving back to town. I agree, the population growth, and job growth, is not in the green, it has been historically pretty flat. To me, I see an opportunity, because people are going to places like Tampa and Columbus where there is a lot of national attention (because these kinds of population numbers looks really attractive) thus driving up prices and competition to actually take down and acquire investment deals.

@Michael Wang very good question! Here in Cleveland, the majority of the houses in your "typical" rental markets are from the 50s and 60s. Of course, there is new construction everywhere, however, when it comes to investment properties the majority of us are not looking for a 2019 build. That being said, I would never auto pass on a property because it was an older build. I recommend doing a thorough due diligence process on these properties especially when it comes to the bones and foundation, and that will tell you everything you need to know. Hope this helps!!
