Maybe I should go one step back, and ask the following:

What is the best way (technically, when it comes to close a contract) of wholesaling property in Pennsylvania?

Doing two regular closings? But then you have twice closing costs... And how you secure yourself that your buyer will not regret last minute, after you already paid for the property?

@Guyoz Golan - Yes, I have a system in place, looking on different properties all the time. It can be either one of the options you have mentioned - turn key for SFR \ MFR with attachement to professional property management company to run the property, find tenants, etc., and it can be a JV for flip. Depends what you are looking for.

@Dean Kamak, I am an investor from Israel too. I am investing in Pittsburgh, PA, and have a local team of realtor, agent, management company, and everything needed in order to be able to invest with confidence without the need to physically be there for every property I check or buy.
I saw that you have mentioned you want to invest in Atlanta, but Pittsburgh is a great area as well, and if you like I will be able to assist you with investing there, just PM me.

Hi Omer,

I am also an investor from Israel.

When I started my real estate journy couple of years ago, I also looked at the Israeli market, but realized very fast that the needed amount of money to buy a property is very high, and the ROI is very low, so that's where I started to invest in real estate in U.S, where you can get much higher ROI with much lower property prices.

I am in Israel, but often come to Pittsburgh. Also I am working with someone local that I trust, who can verify those things for me on a more daily basis.

Are you investing in Pittsburgh too? Do you have any experience with new construction \ good contractors from that area, for building properties from scratch?

Hello,

Hi am an investor from Israel, investing in Pittsburgh, PA area.

I want to work on new construction project of SFH, i.e. build new SFH on strong areas, in order to sell on the market.

For that, I need to find a good contractor with much experience with new construction, who can assist me with understand the construction costs, other costs which are added when building a new property, fees etc, and also connected to any other needed professional like architect etc. 

I can probably raise the money by myself, but hard money lending is also an option.

Will be happy to get recommendations of such contractors etc if you are familiar with.

The ROI I referred to takes into consideration everything - needed rehab as a start and on going fixes (although on going fixes are hard to predict as are much depend the property itself and can be vary year over year).

I started using other Israeli veteran investor who had the needed knowledge, connections, and team in Pittsburgh, only after gaining some experience and milage using his help I started on my own.

Pittsburgh is difficult to invest without knowing exactly what you are doing, as there can be huge differences between two adjacent streets in the same neighbourhood.

Hi Ilan,

+1 for Omer's comment about thinking ahead at this age. I am sure with this attitude you will do great!

Real estate investment is possible everywhere, its just a question of how much money you need and what is the ROI you can achieve.

In Israel you should have much money in order to start, and the ROI is very low, this is why I started investing in the U.S market. Although there are ways to start investing in the Israeli market without \ with low amount of money, it doesn't worth it, and the ROI you can get in the U.S market is much higher.

This comment is true also to the U.S market - there are more expensive places than others, and there are places with higher ROI than others, its just a question of where.

I am investing in Pittsburgh, PA - prices are pretty low , where you can get good rental property with a solid passive income for about 250,000 NIS, with something around 10% ROI after deducting all kind of expenses, like local taxes, management comapany fees, insurance, etc.
