1) I use any source who can bring me a good lead.

2)  Bird dogging is typically just another term for wholesaling. I prefer if someone brings me deal that they already have an accepted contract on the property. If someone brings me a property with a contract in hand, they can expect to make $2000-$5000. If someone brings me a deal and I have to get the contract, it's more like $500. The problem is, unless you're a licensed agent, paying you for a referral becomes problematic legally.

3) Read everything you can get your hands on. The Ultimate Beginner's Guide is a great place to start. Dig into the forums. Listen to ALL of the Podcasts. Look at the MLS every day and get familiar with the market. Go to local networking session and talk to local investors.

And schedule to meet your contractors before you go to work, not after. Contractors who are willing to meet you early are generally going to be better contractors.
